Dear Joseph & Mila:
My husband and I entered the house market around February 2006. We decided that we wanted to sell our Irvine home. We also decided to buy a piece of land where we wanted to build a custom made home in a different part of the county (North Orange County). When we signed up with a real estate agent, who sold us the piece of land, this "agent" supposedly claimed that she can only sell us the land if we list our Irvine home with her. This would guarantee the sellers of the land that we were serious about funding the land. This all turned sour because we discovered that she was lying and we were deceived by this "real estate agent" -- This agent had our home listed on MLS for 6 whole months and NOTHING was generated. Her OPEN HOUSES were not ideal, wherein, she was only there for 2 hours or 3 hours max. She also did not help us figure out the furniture placement and etc...
After 6 months of paying for mortgage with no sale, I saw HJM Properties advertising around my Irvine home, so I decided to give you guys a shot! Boy, were we glad. During our first meeting, you (Joseph) came in with an arsenal of research of my area of which homes were selling and not selling and for which price. You also educated me and my husband about the current trends in the buying market. I was also very very pleased with your professionalism and your sister, Mila's professionalism and patience with us.
During our first conversation, you pointed out the "weak" parts of our house, getting rid of some furniture, carpets, chairs to make the house feel more open, also you directed our "vision" to make buyers and lookers look a certain part of the house. It really worked!! Additionally, you gave suggestions of what can make our condo sell better, by adding plants, cleaning outside windows and etc....
Sure enough!!! -- You had my listing for only 4 weeks and it sold!!! Plus, we sold it at full market value! We are very happy for the sale and very happy for all the hard work, advertising and internet campaign you guys put in our property! We thank you so much for your hardwork and hope the best for you and your sister, Mila.

They said it couldn't be done, but you did it! My house sold in probably the worst market conditions Southern California (and particularly Turtle Rock Meadows) has seen in over a decade. Mila was absolutely tenacious about holding Open Houses even on weekends when the pickings were few and far between and I appreciated her good advice about ways to make the house more appealing to prospective buyers. She is one exceptional lady!
What was most remarkable, however, was how well you, Joseph, handled the escrow itself. It wasn't an easy escrow and I suspect it would have fallen through had it not been for your excellent relationship with the escrow company and your knowledge of the financing market. As sellers, we have a tendency to just look at how quickly an offer comes through and we forget that's just the beginning of the process. I was impressed with your professionalism and your ability to negotiate through difficult situations. Since I had moved out of state I had to trust your judgment and advice on many issues and I am completely satisfied that you represented my interests well. Thank you for that.

I’ve tried to figure out why our experience with HJM Properties was so much better than my several prior experiences with other companies. It’s got to be because of the personal attention that you and HJM bring to the process. The other so-called big companies are very impersonal. I was treated like just another deal, and got handed off to lower level assistants. Not so at HJM.

As I reflect back on 2005, one of the best thing that happened to me this year is meeting both of you.
When I first decided to put my house up for sale and look for a new home in the Irvine area I was a little hesitant, but after meeting the two of you, I felt comfortable and I knew I would be working with professionals. You made the sale of my home and the purchase of the new home a very pleasant experience. Not only did you take the time to show me numerous homes (I think we worked together about 4 month), but you never pressured me into just buying a house. You were even over protective to make sure I bought the HOME that I would truly be happy in. I not only found the right home, I was fortunate to find two very warm and concerning people to work with.

We just wanted you to know that if we had to do it all over again, we wouldn't have changed a thing. You managed to make our experience of buying a house more enjoyable than we could ever imagine.
